How far are you walking?

A mile sounds about right. Could be closer to 1.5 or two though. You zigzag all over the town for almost 3 hours. Well worth it though!

No, I don't think the ghost tour is suitable for children 3-5. The subject matter, the late time, the terrain are all geared to an older audience.
